We can offer you anything from a simple tenant to our comprehensive fully managed service


Our bespoke, comprehensive property management is the cornerstone of our business. After we have found you a tenant we look after them and your property throughout the tenancy. That includes everything from collecting rent and handling all administration, to assistance with more complex issues for which we normally charge 8% plus VAT. If you are looking for us to find you a tenant only we conduct this for £200 Inc. VAT, both include full market appraisal, advertising, referencing and paperwork, but speak to us about your rental property or portfolio to see how we can work with you!

Our main aim is to see the maximum return on your property investment. We also want you to be confident that your property is being properly managed and looked after by the tenant. We think our management service is streets ahead of any other letting agent and here are the reasons why;


Most letting agencies forget that the tenant is in fact the "customer" - no tenant means no rent! They also think that finding the tenant is the hard part - once the tenant moves into the property that is when the hard work starts. We keep in regular phone & email contact with your tenants usually once a month to check everything is okay with your property. We also carry out inspections every three months.


We hate small print & wordy contracts. We like to keep things simple at Affitto - so our T&C's have been designed to make life easy for everyone.


Your property will be advertised on Rightmove, Zoopla, Prime Location, Property Index and our own website within 3 hours of obtaining all the necessary information and images. We can also discuss with you the "pro's and con's" of any additional advertising, should this be necessary.


The Internet property portals we use are very "visual" mediums. Let's face it the world of lettings isn't generally known for great photography - most properties will (if you're lucky) have one picture taken from the outside. We believe to market and ultimately rent the property then you need the right camera equipment. Most agents will use a standard compact digital camera that's great for taking pictures on holiday or at the pub with your friends but its woefully inadequate for taking professional pictures and representing your property at its best. We use Nikon Digital SLR cameras with a wide angle lens. The two images opposite demonstrate this - both images are of the same kitchen - can you spot the picture Affitto took?



We conduct accompanied tenant viewings when it suits the tenants and not when it suits us. You will normally find us happily doing the majority of our viewings in the evenings and at weekends.


Our striking to let boards are modern, minimal and will stand out from the crowd. They will advertise your property to passing motorists and pedestrians.


We will conduct credit checks on all prospective tenants - this will check for affordability, authentication, fraud, and any adverse data. We can also contact the applicant's employer and previous landlord.


It is best practice for an inventory to be in place prior to commencing the marketing of the property, to ensure the contents and condition of the property is properly documented, and this is something we can organise at an extra cost if you so wish.


All monies are secured within the Government approved DPS scheme. A portion of interest generated is returned at the end of the tenancy - the balance of the interest is used to run the scheme.


If you instruct us we will co-ordinate a renewal of the Tenancy Agreement and will organise a new Tenancy Agreement to be drawn up, subject to the rent being reviewed to reflect market conditions.


Proactive re-letting of the property at the end of the tenancy to minimise rental voids. We will also work closely with the existing tenants to achieve flexible access to the property so we can show round prospective tenants.


We aim to offer transparency when dealing with supplier invoices - we don't have any hidden margins or "kick backs" we pass the true cost of the invoice onto you and charge you a modest transaction fee for processing the invoice.


Our call centre is open from 9am till 7pm 6 days a week.


We offer a 24-hour emergency service. We will arrange any necessary repairs or maintenance. We have many approved local suppliers but are happy to use any suppliers you already have a relationship with.
