Once we have all the necessary information and images, we can start advertising your property within 3 hours. We can also discuss with you the any additional advertising.

Landlord Photography

The images you use to advertise your property can be the difference between a successful tenant placement or not. You wouldn’t want to live somewhere if you didn’t know what it looked like.

We believe that to market your property correctly, you need a professional camera equipment, the right lighting and of course the best pictures.

Our photography services include:

  • Photographs of the outside and the surrounding area.

Tenant Accompanied Viewings

We conduct accompanied tenant viewings when it suits the tenants and not when it suits us. You will normally find us happily doing the majority of our viewings in the evenings and at weekends.

Property 'To Let' Boards

Our striking branding is modern and minimal, however, we are confident that our boards will stand out from the rest especial to passing motorists and pedestrians.

Tenant Credit Checks

We conduct credit checks on all prospective tenants - we check for affordability, authentication, fraud, and any adverse data. We can also contact the applicant's employer and previous landlord.

Inventory Checks

To ensure the contents and the condition of the property is properly documented, we create a full inventory list at no extra cost.

Tenant Deposits

All monies are secured within the Government approved DPS scheme. A portion of interest generated is returned at the end of the tenancy - the balance of the interest is used to run the scheme.

Tenancy Renewal

When your tenant approaches the end of their letting period, we can co-ordinate a renewal of the Tenancy Agreement. We organise a new Tenancy Agreement to be drawn up, subject to the rent being reviewed to reflect market conditions.

Re-Letting

We are proactive when it comes to re-letting the property to minimise rental voids. We work closely with the existing tenants to achieve flexible access to the property so we can continue viewings for prospective tenants.

Landlord Emergency Services

We provide a 24-hour emergency service and will arrange any repairs or maintenance. We have built long-lasting relationships with local suppliers, however, we are also happy to use any suppliers you already have a relationship with.

Supplier Invoices

We aim to offer transparency when dealing with supplier invoices - we don’t have any hidden margins or “kick backs”; we pass the true cost of the invoice onto you and charge you a modest transaction fee for processing the invoice.

Estate Agents Offer Longer Opening Hours

Our call centre is open from 9am till 7pm 6 days a week.

Affitto are proud members of The Property Ombudsman redress scheme. The Property Ombudsman (TPO) scheme has been providing consumers and property agents with an alternative dispute resolution service for 25 years and provides consumers with a free, impartial and independent alternative dispute resolution service.
